What we handle

Four lanes of work,
nothing outside them

We stay narrow on purpose. If a job sits outside these lanes we will say so on the phone rather than send a van and charge you for the visit.

Lane 01

Emergency repairs

Anything actively losing water, or anything that has left you without a working toilet or tap.

  • Burst and weeping pipework, including under floors
  • Failed isolation valves and seized stopcocks
  • Overflowing cisterns and stuck ballcocks
  • Tap and mixer failures that will not shut off

Lane 02

Bathrooms & kitchens

First and second fix for replacement suites, plus the small swaps that do not need a full strip-out.

  • Suite replacement, like-for-like or re-planned
  • Shower valves, trays, wastes and enclosures
  • Sink, basin and appliance connections
  • Silicone renewal and re-sealing

Lane 03

Hot water & heating

Wet systems only — we work on the pipework, cylinders and emitters, not on gas appliances.

  • Cylinder replacement and immersion faults
  • Radiator swaps, moves and valve changes
  • System flushing and cold-spot diagnosis
  • Pressure loss tracing and filling loop repairs

Lane 04

Drains & waste

From a slow basin to a shared gully that has stopped taking water after heavy rain.

  • Sink, bath and shower waste clearance
  • Camera inspection of blocked runs
  • Gully, downpipe and rainwater clearing
  • Trap, soil pipe and waste re-routing

Before you call

Is it urgent, or can it wait?

Emergency slots cost more and push other households down the list. This is the same triage we use on the phone — read it first and you will usually know which one you have.

Shut off & call today

Water is moving where it shouldn't

  • Water running through a ceiling or down a wall. Turn off at the stopcock before anything else.
  • A leak you cannot isolate because the local valve is seized or missing.
  • No cold water at the kitchen tap across the whole property.
  • Sewage smell or waste backing up into a bath or shower tray.
  • A cylinder or pipe that is hot and dripping — stop using hot water and call.
Safe to book ahead

Annoying, but contained

  • A dripping tap or slow-filling cistern that still shuts off when you close it.
  • One slow-draining basin or shower with everything else running normally.
  • A single cold radiator while the rest of the system heats.
  • Low shower pressure that has been the same for months.
  • Tired silicone, loose taps or a wobbling toilet pan.

Find your stopcock before you need it

In most homes on our patch it sits under the kitchen sink, in a downstairs cloakroom, or inside an airing cupboard. Turn it clockwise to close. If it will not move, do not force it — note where it is, and tell us when you book so we bring a replacement valve on the first visit.

How a visit runs

Four steps, start to sign-off

The same sequence on every job, whether it is a twenty-minute washer change or a week in a bathroom.

01

Slot & window

You get a two-hour arrival window, confirmed the evening before, and a message when the van leaves the previous job.

02

Diagnosis

We find the cause before quoting. That may mean lifting a board or running a camera — we tell you before we open anything up.

03

Priced, then agreed

You get a written figure covering labour, parts and making good. Work starts only once you have said yes to it.

04

Test & hand back

Everything is run under pressure, joints checked dry, the area cleaned, and the old parts shown to you before they leave.

On the van

Carried as standard

Most first visits finish the same day because the common parts are already on board. Specified items are ordered on the day and fitted on a second, scheduled visit.

Hand tools, spanners and pliers arranged in rows on a workshop wall
Van stock, checked and re-packed every Friday

Workmanship notes

We press or solder copper rather than rely on push-fit behind a wall, and every concealed joint is left accessible or recorded on a photo we send you with the invoice.

Pipework
Copper 15mm and 22mm, plastic barrier pipe for boxed-in runs
Isolation
Full-bore lever valves, service valves, replacement stopcocks
Seals
Fibre and rubber washers, cistern seals, pan connectors, sanitary silicone
Protection
Dust sheets, floor boards, wet vacuum and a spill kit on every van
  • TapsCommon basin, bath and kitchen cartridges plus a stock of mixer bodies
  • WCFill and flush valves, pan connectors, seats and cistern internals
  • HeatingTRVs, lockshields, bleed keys, inhibitor and a pair of standard radiators
  • DrainageTraps, waste runs, rods, a 30m drain camera and a jetting hose

Coverage & hours

Where the vans go

We keep the patch small so travel time stays short and slots stay honest. If you are just outside it, ask — we will tell you straight away rather than take the booking.

Questions

The ones we get asked

If yours is not here, put it in the notes box when you book and it gets answered on the call back.

How do you price work?
Repairs are quoted as a fixed figure after the diagnosis, covering labour, parts and making good. Installations are quoted per stage, so you can see what first fix, second fix and finishing each cost. If the diagnosis takes longer than the slot allows, we tell you before the clock runs on, not afterwards.
What do you need from me before the van arrives?
Clear access to the affected area, somewhere to park within a short carry of the door, and the location of the stopcock. If the property has a permit bay, let us know when booking so we can arrange one — it is quicker than us circling and eating into your window.
Will the water be off, and for how long?
For most repairs the water is off for 20 to 45 minutes while we cut in and test. Cylinder and full bathroom work can mean a longer shutdown, in which case we agree the window in advance and try to leave one working cold tap through the day.
Do you work for landlords and letting agents?
Yes. We will attend with tenant permission, report back to whoever instructed us, and invoice the account holder rather than the resident. Tenants can book directly for emergencies, but we will confirm the instruction before any chargeable work begins.
What is guaranteed, and for how long?
Our labour is guaranteed for twelve months from the date of the invoice. Parts carry whatever the manufacturer offers, and we register them where registration is required. If a joint we made fails within that period, we return and put it right at no charge.
Can you fit parts I have already bought?
We will fit customer-supplied items where they meet the relevant standard and suit the system pressure. In that case the labour is guaranteed but the part is not, and if it turns out to be the wrong specification we will price the correct one before going further.

Book a visit

Tell us what
it's doing

A short description beats a long one. What is leaking or blocked, when it started, and whether you have been able to isolate it.

Requests are read by the same people who turn up. You will get a call back to confirm the slot and, where we can price it from the description, an indicative figure before the visit.
